Suitable properties were shortlisted online over several months and then viewed locally. Same-day photos, videos and conversations helped assess light, views, location, layout and possible use from a distance.

The key lesson: good local pre-selection only becomes possible when the buyer’s priorities are truly understood. At the same time, interesting properties may be gone within weeks.

PURCHASE

Legal support, power of attorney and payment routes.

The purchase required a reliable local lawyer, a power of attorney notarised and apostilled in Germany, and precise coordination with the agent, bank and notary.

USD payments customary in Buenos Aires were particularly challenging. Negotiation allowed major amounts to be paid by bank transfer rather than cash. The purchase was completed on 2 September 2026.

Furnishing is underway – before I arrive.

With the support of my friends on site, the apartment is taking shape: The refrigerator has been selected and the bed has already been delivered. The washing machine and dryer are next. The planned changes in the bathroom have been discussed with local tradespeople. The goal is to prepare as much as possible before my arrival in early October. Delivery dates and the implementation of the remaining work are still being coordinated.

After furnishing, cleaning, key management, repairs, property checks and reporting will be tested in day-to-day use. Only verified results will then be added as references.
